Boiler installation in East Lothian
A new boiler is the biggest heating decision most households make, and the quality of the fit matters as much as the badge on the front. We survey every property in person, size the boiler to the house rather than to a rule of thumb, and register the work with Gas Safe and the manufacturer before we leave.
Gas Safe
OFTECThe right boiler, properly fitted
Whether you need a straight swap or a full system change, we install combi, system and regular gas boilers across East Lothian and Midlothian. As a Worcester Bosch accredited installer we offer extended guarantees, and every quote is a clear fixed price.
Combi boiler replacement
The most common swap in East Lothian homes, running heating and hot water from one wall hung unit with no cylinder or tank. Best suited to properties with one bathroom and steady mains pressure.
System and conventional boilers
Where a household runs several bathrooms or already has a cylinder, a system boiler usually holds hot water performance better than a combi. We advise on which layout genuinely suits your property at survey.
Back boiler and warm air replacement
Plenty of older Scottish homes still run a back boiler behind the fire or a warm air unit. We handle the full changeover, including flue, controls and making good afterwards.
How it works
Free survey
We visit, look over the existing system, work out heat loss and check the flue route. No obligation and no charge, whether or not you go ahead.
Fixed written quote
You get a clear quote setting out the boiler, the controls and everything included. It does not move unless you ask us to change something.
Installation
Most straightforward swaps take a single day. A relocation or a full system change usually takes two, and we agree the schedule with you before we start.
Registration and handover
We notify the work, register your manufacturer warranty and take you through the controls properly before we leave.
What is included in a boiler installation
Every installation is quoted as one complete job. Nothing on this list is an optional extra, and nothing gets added once the work has started.
- A full in-person survey of your existing system, hot water demand and flue route before anything is quoted
- Removal and responsible disposal of the old boiler, plus any redundant tanks or cylinders
- The new boiler, flue and all associated pipework, fitted to manufacturer specification
- A chemical flush of the system and a magnetic filter to protect the new heat exchanger
- New controls, including a room thermostat and thermostatic radiator valves where appropriate
- Notification of the work through the Gas Safe Register, with the certificate sent on to you
- Manufacturer warranty registration completed on your behalf on the day of the fit
- A handover covering the controls, system pressure, and what to do if something looks wrong
Floors are protected before we start and everything leaves with us at the end of the job.
Boiler brands we install
We install and service all the major domestic brands. Which one suits you depends on the property, the guarantee you want and how long you plan to stay.
Worcester Bosch
Consistently well rated for reliability and parts availability. As an accredited installer we can offer extended guarantees on Worcester Bosch installations.
Vaillant
A strong all-round choice, particularly where a quieter unit matters or space is tight. Good hot water performance right across the range.
Ideal
Sensible value without dropping to the bottom of the market. Often the right answer on a straightforward swap in a smaller property.
Sizing matters more than the brand
The most common fault we find in East Lothian homes is a boiler that is simply too powerful for the property. An oversized boiler short cycles, firing up and shutting down repeatedly instead of running steadily, which burns more gas than it needs to and wears components out years early.
Sizing it properly means working out heat loss room by room and looking at how much hot water the household actually uses, rather than multiplying the number of radiators by a fixed figure. It takes longer at survey, and it is the difference between a system that runs quietly for fifteen years and one that becomes a standing repair bill.
It matters for what comes next, too. If a heat pump is a possibility later on, generously sized radiators and a well insulated cylinder make that switch far simpler and cheaper, so we will flag the opportunity while the floor is already up.
Boiler installation questions, answered
How long does a boiler installation take?+
A straightforward like-for-like swap is usually a single day. Moving the boiler to a different room, or changing from a back boiler or warm air system, normally takes two.
Do I need to be at home for the whole installation?+
Someone needs to let us in and be there for the handover at the end. You do not have to stay in all day, and we will ring ahead when we are close to finishing.
Will my heating be off while you work?+
For most of the working day, yes. We aim to have heating and hot water back on before we leave, and on a two day job we will tell you in advance what to expect overnight.
Are you a Worcester Bosch accredited installer?+
Yes. That lets us offer extended guarantees on Worcester Bosch installations, and we register the warranty for you on the day of the fit.
Do you replace back boilers?+
Yes. Back boiler removals are common in older Scottish housing and we handle the whole changeover, including the flue, the controls and making good afterwards.
Will you take the old boiler away?+
Yes. Removal and responsible disposal of the old boiler, and of any redundant tanks or cylinders, is included in every installation.
Is the work notified to Building Standards?+
Yes. All gas work is notified through the Gas Safe Register and the certificate comes to you. There is nothing you need to arrange yourself.
