What is included in an annual service
A proper service takes time. These are the checks we work through on every visit, whichever brand of boiler you have.
- A visual inspection of the boiler, the flue and the surrounding pipework for corrosion or damage
- Removal and cleaning of the burner, heat exchanger and condensate trap where the design allows
- A flue gas analysis, with combustion readings compared against the manufacturer figures
- Gas rate and operating pressure checked and adjusted where necessary
- Safety device testing, covering the pressure relief valve, thermostats and flame supervision
- A check for carbon monoxide spillage and correct ventilation to the appliance
- System pressure checked, plus a look at the expansion vessel charge
- A written service report, or a CP12 certificate where the property is rented

The case for doing it every year
Servicing is one of those jobs that is easy to skip because nothing appears to be wrong. The difficulty is that the two things a service is really looking for, unsafe combustion and early component wear, both develop quietly and neither announces itself until it becomes expensive or dangerous.
A boiler that has not been cleaned gradually loses efficiency as deposits build up on the heat exchanger, so it burns more gas to deliver the same warmth. Over a Scottish heating season that difference is not trivial, and it compounds every year the service is missed.
There is a paperwork argument as well. Most manufacturer guarantees require documented annual servicing by a registered engineer, so a missed year can quietly invalidate cover on a boiler that still has several years of protection left on it.
